Be a Year-Round Leak Detective
Fix-a-Leak Week is celebrated in March as a reminder for us to check household fixtures and irrigation systems for damage, but leaks can occur at any time. Avoid costly repairs and save money and water by being a Leak Detective year-round! The importance of water conservation can’t be stressed enough, especially in drought-stricken areas like California and Arizona.
Water leaks can be found anywhere – in toilets, faucets, shower heads, water heaters, boilers, pools, spas, ponds and fountains. Be sure to consistently check your common areas for potential leaks and encourage your residents to report leaks.
One of the biggest offenders of wasted water are toilet flappers. Over time, these rubber parts decay from age and mineral build-up. Faulty flappers can waste hundreds of gallons of water a day. In fact, the water wasted from one leaky toilet can fill a swimming pool within a year! A flapper replacement is a quick and inexpensive fix and an easy way to conserve water and avoid costly fines.
As a best practice, consider the following:
- Replace flappers at turnover. If the flapper is warped from age or exposure to cleaners and does not fit properly over the flush drain seal, it is most likely leaking water and needs replacing.
- Incorporate checking and replacing flappers as needed into your Predictive and Preventative Maintenance program.
- Periodically ask your residents if they hear toilets running in their apartment.
- Send e-blasts to your residents communicating the importance of water conservation and provide tips on how they can help (email email@example.com and firstname.lastname@example.org for assistance).
Easy ways to spot a leak:
- Toilet makes continual running sounds or toilet turns on and off without being flushed.
- Add a few drops of food coloring to your toilet tank. If any colored water ends up in your bowl, you have a leak.
